The Badaevskiy Brewery project aims to redevelop a six-hectare old factory area in central Moscow, transforming it into a vibrant destination point. The project will open up the factory grounds and river embankment to the city, restore over 30,000 square metres of old industrial structures, and add over 100,000 square metres of new residential, office, and retail space. The remaining part of the site is open for new development, within a height restriction of 75 metres. The heritage buildings have been restored and now host a food market, fashion stores, co-working spaces, a conference centre, a gym, restaurants, and a small local brewery. The historic structure of Building 3 will host around 40 residential units, varying from 50 to 300 square metres. The new building on the site is a ‘Horizontal Skyscraper’ lifted up in the air, with approximately 100,000 square metres of residential area. The building consists of 870 units varying in size from 5 room apartments to studios, with 50% remaining affordable for couples and young families. The new development creates new urban spaces accessible for all, including a new stretch of promenade and boulevard along the Moscow River, and a new landscape that maximises green areas with transitions between public, semi-public, and private zones. The entire plot is kept exclusively pedestrian and permeable to provide easy and direct public access from the river promenade to the microcosm of activities in the new Badaevskiy Brewery project.
