The Balearic Housing Institute’s (IBAVI) program includes 54 Public Protection Housing units spread among 18 apartments per floor on the ground floor and two upper stories, as well as subterranean parking in accordance with local ordinances. A common relationship space for users is located in the interior space.
A central wet core that creates two sections with a twofold orientation is the organizing principle for the housing module. Different types of dwellings are created per floor as the daytime and nighttime regions shift in height to take advantage of the optimum solar direction, winds, intimacy, and views. The homes offer outside areas, including terraces on each subsequent floor and a private garden on the ground floor.
The building’s structural design makes use of a system of metal pillars and reticular concrete slabs with wide spans and a thickness of 35 cm. Due to the expansive clays of the Zone, the subterranean is solved by using concrete retaining walls, and the foundation by using a system of deep foundations.
