The project aims to restore industrial buildings at the intersection of an old railway and a busy boulevard in Izmir, Turkey. It covers an area of approximately 148,000 m² and focuses on ensuring high levels of comfort and functionality for each function within the context of trade, street, living space, privacy, and public space relations. The settlement in the parcel was carried out with the aim of limiting open spaces, public and private garden uses to the structural forms, but also with the aim of increasing the value of high buildings by their sight orientation. Sustainable architecture has been the main actor in basic mass decisions such as material choice and settlement, orientation, and promotion. The base which settles in the shape of “S” and the two towers rising at the starting and ending point of this form constitute the signature form of the project. The balconies and terraces that differentiate each floor with a spiral effect of the towers support the visual impact of the project with shadow plays from different angles. The green area is considered not only on the landscape level but also on the green terraces on the base and on the higher levels by the sky gardens. The outdoor pool in the coastal concept and sports areas provide opportunities for the guests to spend more time in their homes even at the weekend.
The project has been designed to integrate with the city life and offer all the daily needs of its users. The shading analyzes of the rising blocks were taken into consideration, and the regional wind and climatic characteristics of Izmir were observed. The connecting floors are evaluated as social areas, and they offer different experiences to the people who watch these floors from outside and also to the users who watch the city from and socialize here. The outdoor design of the project offers pleasant times to the users and integrates the architectural language of the buildings by means of material and function as well. The landscape design, with controlled shadows, can host enjoyable activities at different times of the day. The importance of semi-open spaces in daily life in the Mediterranean climate is reflected in the design by considering different forms in every floor, every block in architectural design. The project aims to create a life scenario that can touch the lives of the people living with the outdoor areas, that can only be caught outside the city.
